Pre-Sale Renovation Program
Maximize Your Property's Value Before You List
How We Think About Renovations
Renovations Built Around Return, Not Guesswork
Not every renovation increases what a property sells for. Some improvements pay for themselves many times over, and others barely make a difference. We help you tell the difference before you spend a dollar.
Our team analyzes the property, the local market, and current buyer expectations to recommend the specific renovations worth doing, and just as importantly, the ones worth skipping. From there, we coordinate contractor bids, build the budget and timeline, and oversee the project until it is done.
Where Renovation Dollars Go the Furthest
What We Help You Renovate
Every property is different, but these are the areas we evaluate first for pre-sale return.
Kitchen Updates
Countertops, cabinetry refreshes, and fixture updates that modernize the space without a full teardown.
Bathroom Refreshes
Updated vanities, fixtures, and finishes that make a strong impression during showings.
Curb Appeal & Exterior
Landscaping, entryway, and exterior touch-ups that shape a buyer's first impression before they walk in.
Flooring & Fresh Paint
Some of the highest return, lowest complexity updates available for almost any property.
Structural & Mechanical
Roofing, plumbing, and electrical fixes that remove red flags before a buyer's inspection does.
Staging-Ready Finishing Touches
Final details that help the property show well in photos and in person on listing day.

Funding, If You Need It
Funding for Qualifying Properties
Up to $200,000
Some homeowners have the recommended renovation plan but not the capital to complete it right away. For qualifying properties, Legacy can provide funding of up to $200,000 to complete the recommended pre-sale renovations, evaluated case by case and secured through legal documentation.
This funding is not required to work with us. It is simply available for homeowners who need it, so the right renovations happen before listing rather than being delayed or skipped.
